How To Choose the Right Roofing Contractor

Choosing the right roofing contractor can be a daunting task.

With all the horror stories of roofers taking money and never completing the work.

Completing the work but disappearing after it is done, without any guarantee’s or warranties. Or, worst of all, not paying their suppliers and having a lien filed on your home!

When choosing a contractor, here are some key points to consider before signing anything:

  • Is the contractor local, licensed and insured? Any reputable contractor will have all this information available to you. Either out front or upon request. If the office address is a P.O. Box be cautious. If the license plates or from a different state, ask questions.
  • Don’t feel pressured. Salesmen are great at creating a sense of urgency. Only sign a contract if the representative has proven that they are a reputable, known, local company. Asking for referrals or checking online is the best way to research the company if you are unsure.
  • Ask about the process. Any reputable contractor that has been in business for a long time can give you a clear idea of the steps that will be taken and estimate how long the construction will take. They should have all the company contact information available to you, including address, phone numbers and emails.
  • Warranties. Does the contractor provide warranties and lien wavers? This is an important question to ask. It will save you from liability if something goes wrong with the materials, the workmanship, or proving that you paid your contractor. Any reputable contractor will have no problem backing up their workmanship and materials with transferrable warranties and providing you with a paid invoice receipt for any money exchanged.
  • Affiliations and Accreditations. Ask your contractor about their business. Do they hold any accreditations for their trade? Are they involved in the community and how?
  • Discounts. If the whole pitch for your projects includes paying your insurance deductible-beware. It is illegal for a contractor to offer to pay your deductible for a property insurance claim. It is also illegal for a homeowner to make money from an insurance claim. A reputable contractor may have package discounts but will not flat out offer to discount your deductible if you sign up with them. A good contractor will be able to sell you on their quality of service, materials and workmanship. The lowest price is not the best choice for your home in the construction business.
  • Knowledge. A roofing contractor that has been in the business for a long time will have extensive knowledge about your roofing materials. They will know what shingle is on your home and the options you have for replacement. There are many different types of roofing shingles with different wind speed and impact resistant classifications. Your town or city may require different codes and materials when the roof is being installed. Your contractor should be fully aware of what those codes are and offer you the shingle that will work best for you. In options that include type, color, classification and style.
